1. Bookings


All Bookings at the Hotel are subject to these Terms.


At the time of booking or at check-in, we will take your credit/debit card details and you authorize the use of this card for any sums that become owing to us. We shall also have the right to require full payment in advance or a deposit at the time of booking depending on terms booked. No Booking shall be treated as confirmed until the details and/or payment/deposit described in this paragraph have been provided.


For Flexible bookings, payment will be taken 3 days before arrival, using the card details submitted with the booking.

For non-refundable bookings, payment will be taken immediately.


Bookings made via our online reservation system do not incur a booking service fee, however we charge a £4 booking service fee for bookings processed manually via phone or email requests, and all manually processed bookings can only be non-refundable with immediate payment, as banking regulations prohibit us from storing payment details for later use.

2. Cancellation Policy and No Shows


The cancellation policy varies according to the rate that is booked. Please refer to the individual full rate descriptions given at booking.


For rates marked as “Flexible” (name may vary) - These are cancellable without charge up to 15:00 p.m. local time three days before arrival. Cancellation and non-arrival charges apply after the relevant time and will be charged to the credit/debit card supplied at the time of booking. We reserve the right to charge for the 100% of the accommodation if the above cancellation requirements are not met.


For rates marked “Non Refundable” (name may vary) - We require full prepayment for the entire stay at the time of the Booking and this is non-refundable and the Booking non-changeable. Prepayment is charged to the credit/debit card supplied at the time of the Booking. Cancellation or non-arrival will result in the forfeiture of the prepayment.


Booking amendments or cancellations can be completed with no amendment fee by logging into your Inspired Hotels booking account. You will only be able to amend or cancel inline with your agreed booking terms and confirmation.

For booking amendments or cancellations requiring completion by Inspired Hotels reservations team, there is a service charge of £20.00 per booking.


3. Changes or Cancellation by the Company


Very occasionally we may need to cancel your Booking. In such circumstances you will be given a full refund but we shall have no further liability to you arising out of such cancellation. We will, however, use reasonable endeavors to try and re-locate any confirmed Booking cancelled by us to an alternative location similar in standard to the Hotel.


Your booking is for a type of room in the Hotel and does not guarantee that you will be able to stay in a specific room. If you have indicated a preference for a particular room we will use our reasonable efforts to honor this preference. However, we may need to allocate an alternative room to you for operational or safety reasons.


Refunds may be given in the form of credit for use at the hotel in which case the terms will be stated on the provided credit


4. Damage


We reserve the right and you hereby authorize us to charge your credit or debit card for any damage incurred to your room or the Hotel during your stay (including without limitation specialist cleaning) or for any items that are missing when you leave.



5. Guest Behavior


Guests are requested to conduct themselves appropriately at all times and to comply with Company procedures and/or requests with regard to conduct and respect for the property of the Hotel, its employees and guests and their health and safety. Guests are requested not to disrupt the comfort and enjoyment of other guests, the smooth running of the Hotel, or cause offence to other guests or our members of staff. We reserve the right to refuse accommodation or services or remove you and members of your party from the Hotel if, in our reasonable opinion, we consider this provision to have been breached. Where this is the case shall have no obligation to refund you for lost accommodation, other services or any other loss or expense incurred.


6. No Smoking


Guests are not permitted to smoke in rooms or public areas unless otherwise stated


7. Children


All persons under 16 years of age staying at the Hotel must be accompanied by an adult and must be supervised by an adult at all times. However, all persons aged 6 or over are considered adults for the purposes of bed allocation. Each double room contains one double bed, each twin room contains two single beds, and (where applicable) each single room contains one single bed. No additional beds per room are available.


No cots are available at any of our properties, however guests are welcome to bring their own.


8. Pets


Guide/service dogs are accepted with no extra charge at any inspired hotel. All other dogs are charged at £28 per room in total, for up to a maximum of 2 dogs per room, payable on check-in, unless otherwise stated. Please note that we waive this fee for direct bookings.


To ensure all Inspired Hotels guests enjoy their stay including your pets we have the following hotel pet policy that we ask you to respect and adhere to.

Your pets are welcome in all parts of the Hotel apart from the Hotel restaurant. The Hotel has designated tables within the bar and lounge areas where you can enjoy your meal with your pet. Please book your pet friendly table with a member of the team. This excludes the Breadalbane Arms Hotel, which is room only and has no restaurant.

Whilst you are enjoying your stay and so we can continue being a fully pet friendly hotel, we ask that you respect the hotel bedrooms and facilities. At no point should your pet go onto the bed, bedroom furniture or bed linen. Towels and linen should not be used for bedding or drying your pet.

Your pets should not be left alone at any point within a Hotel bedroom or in any other area within the Hotel and to ensure the comfort of other guests we ask that you keep your pet on a lead at all times whilst moving around the hotel and in public areas.

Please ensure you pick up your pet poo and dispose in bin whilst walking your pet on the Hotel grounds.

If your pet does not abide by the Hotel policies, this could lead to your pet being asked to leave and the booker being charged for any damages or complaints caused during your stay.


9. Force Majeure


The Company accepts no liability and will not pay any compensation where the performance of its obligations is prevented or affected directly or indirectly by or as a result of force majeureor any circumstances beyond its reasonable control including, but not limited to, flood, earthquake, extreme adverse weather conditions, natural disasters, Covid-19, other acts of God, acts of terrorism, fire or failure of electric power, gas, water, or other utility service, plant machinery, computers, vehicles or any collapse of building structures. For these reasons, Inspired Hotels always advise that guests take out or have appropriate travel insurance .
